Adding Comparable Properties

Learn how to manually add and manage comparable properties for your rent surveys

Overview

While PriceWatch automatically discovers comparable properties using AI (Agent 1), you can also manually add properties you know are good comps.

Automatic vs Manual Comps

Automatic Discovery (Recommended):

  • Run a survey → PriceWatch finds 10 best comps within 3-5 mile radius
  • Based on: location, property type, unit count, amenities, year built

Manual Addition:

  • Add specific properties you want to track
  • Useful for: known competitors, properties AI missed, strategic tracking

How to Add Comps Manually

Step 1: Navigate to Community Detail

  1. Go to PriceWatch (left sidebar)
  2. Select your subject community from the list
  3. Click "Comps" tab

Step 2: Add Comp

  1. Click "Add Comparable" button
  2. Enter property details:
    • Name
    • Address
    • Zipcode (required)
  3. Click "Save"

Step 3: Trigger Data Collection

  1. After adding, click "Refresh Pricing" to collect data
  2. PriceWatch will run Agent 2 (pricing) + Agent 3 (enrichment) for the new comp

Managing Comps

10 Comp Limit:

  • Each property can track up to 10 active comparables
  • To add an 11th, you must deactivate one existing comp

Deactivating Comps:

  1. Click "Comps" tab
  2. Find comp in list
  3. Click "⋮" menu → "Deactivate"
  4. Comp remains in database but excluded from surveys

Reactivating Comps:

  1. Click "Show Inactive" toggle
  2. Find deactivated comp
  3. Click "⋮" menu → "Activate"

Best Practices

  • Start with automatic discovery: Let AI find comps first
  • Add strategic comps: Known competitors, aspirational properties
  • Review comp quality: Look at distance, property type, unit count
  • Refresh regularly: Run weekly surveys to keep data fresh
  • Monitor pricing trends: Use Trend tab to spot market changes

Troubleshooting

"Cannot add comp - limit reached" → You have 10 active comps. Deactivate one first.

"Property not found" → Verify address is correct. Try different variations (e.g., "Street" vs "St")

"Pricing not available" → Run "Refresh Pricing" to trigger data collection
