Complete guide to using PriceWatch for AI-powered pricing and leasing guidance

What is PriceWatch?

PriceWatch is an AI advisor that helps leasing teams know how to price, position, and respond — based on real competitive context.

Instead of just showing you data, PriceWatch analyzes your property and competitors, then provides clear, explainable guidance on:

  • Pricing decisions - Should you raise, lower, or hold rents?
  • Positioning strategy - How to differentiate your property
  • Leasing guidance - How to handle objections and close deals
  • Concession strategy - When to add, adjust, or remove incentives

How It Works

PriceWatch uses four AI agents working together:

  1. Agent 3 (Enrichment) - Collects amenities, specs, and property details
  2. Agent 1 (Discovery) - Finds 10 comparable properties automatically
  3. Agent 2 (Pricing) - Gathers current rents and concessions weekly
  4. Agent 4 (Positioning) - Analyzes competition and generates strategic recommendations

Getting Started

Step 1: Add Your Properties

Option 1: Manual Entry

  1. Go to Settings → Communities
  2. Click "Add Community"
  3. Fill in: Name, Address, Zipcode
  4. Optional: Assign managers, add details
  5. Click "Save"

Option 2: CSV Bulk Import

  1. Go to Settings → Communities
  2. Click "Upload CSV"
  3. Download template or use your own
  4. Map columns (Name, Address, Zipcode required)
  5. Review preview → Click "Import"

Step 2: Run Your First Survey

Automatic (Recommended):

  • New properties automatically trigger survey within 24 hours
  • Weekly automated surveys run every Sunday 2 AM UTC

Manual:

  1. Go to PriceWatch (left sidebar)
  2. Select a community from list
  3. Click "Run Survey" button
  4. Wait 5-10 minutes for completion

What Happens During Survey:

  1. Agent 3 (Enrichment): Collects property details (amenities, year built, unit count)
  2. Agent 2 (Pricing): Gathers current pricing for your property
  3. Agent 1 (Comp Discovery): Finds 10 comparable properties within 3-5 miles
  4. Agent 3 + 2 (Comp Data): Enriches and prices each comp
  5. Agent 4 (Positioning): Analyzes competitive position and generates strategic recommendations

Step 3: Analyze Your Data

Navigate between 6 tabs to understand your pricing:

  • Comps: View map and list of comparable properties (default view)
  • Overview: PSI, CRI, and competitive positioning metrics by floor plan
  • Trend: See pricing changes over time with floor plan filters
  • Matrix: Pricing comparison across all comps by bed/bath
  • Vacancy: 14-day and 30-day occupancy trends
  • Attributes: Amenity comparisons across comps
  • Concessions: Market incentives and Net Effective Rent analysis

Real-Time Survey Progress Tracking

New feature: Watch surveys in real-time as agents work.

What you see:

  • Progress banner at top of screen
  • Active agent indicators (Agent 1, Agent 2, Agent 3, Agent 4)
  • Status updates ("Collecting amenities...", "Finding comps...", "Pricing comps...")
  • Estimated time remaining

Why it matters: Transparency into what's happening during the 5-10 minute wait.


Manual Comp Management

Add your own comps:

  1. Click "Add Manual Comp" button
  2. Search by property name or address
  3. Select property from results
  4. Click "Add"
  5. Run survey to collect data on new comp

Deactivate bad comps:

  1. Click on comp in Comps tab
  2. Click "Deactivate Comp"
  3. Comp removed from analysis (but data preserved)

10-comp limit: Each property tracks max 10 active comps. Deactivate one to add another.

Common Workflows

Weekly Pricing Review

  1. Monday morning: Check PriceWatch
  2. Review properties with pricing changes (Trend tab)
  3. Identify opportunities (Matrix tab green cells)
  4. Adjust rents as needed

Compliance Audit

  1. Select property under audit
  2. Click "Export" → "Rent Survey Report"

New Property Onboarding

Troubleshooting

Survey stuck "Processing":

  • Wait 15 minutes (timeout threshold)
  • If still stuck, contact support
  • System automatically retries failed jobs (max 3 attempts)

No pricing data for comp:

  • Comp may not publish pricing online
  • Try manual refresh: "Run Survey"
  • Some properties don't share data publicly

Wrong comps discovered:

  • AI may need more context
  • Manually deactivate bad comps
  • Manually add better comps
  • AI learns from your selections over time

Map not showing markers:

  • Properties need latitude/longitude coordinates
  • Auto-geocoding happens on creation (non-blocking)
  • Manually trigger: Settings → Communities → Edit → "Re-geocode"

"10 comp limit reached":

  • Each property tracks max 10 active comps
  • Deactivate one comp to add another
  • Deactivated comps remain in database (can reactivate later)

Best Practices

  1. Let AI do the work: Start with automatic comp discovery
  2. Weekly reviews: Check pricing every Monday
