What is PriceWatch?

PriceWatch is Aryna's automated rent survey system that:

Discovers comparable properties using AI
Collects pricing data weekly
Provides interactive analytics
Generates HUD-compliant reports

Time Savings: What used to take 40+ hours now takes 5 minutes.

Getting Started

Step 1: Add Your Properties

Option 1: Manual Entry

Go to Settings → Communities
Click "Add Community"
Fill in: Name, Address, Zipcode
Optional: Assign managers, add details
Click "Save"

Option 2: CSV Bulk Import

Go to Settings → Communities
Click "Upload CSV"
Download template or use your own
Map columns (Name, Address, Zipcode required)
Review preview → Click "Import"

Step 2: Run Your First Survey

Automatic (Recommended):

New properties automatically trigger survey within 24 hours
Weekly automated surveys run every Sunday 2 AM UTC

Manual:

Go to PriceWatch (left sidebar)
Select a community from list
Click "Run Survey" button
Wait 5-10 minutes for completion

What Happens During Survey:

Agent 3 (Enrichment): Collects property details (amenities, year built, unit count)
Agent 2 (Pricing): Gathers current pricing for your property
Agent 1 (Comp Discovery): Finds 10 comparable properties within 3-5 miles
Agent 3 + 2 (Comp Data): Enriches and prices each comp

Step 3: Analyze Your Data

Navigate between tabs to understand your pricing:

Comps: View map and list of comparable properties
Trend: See pricing changes over time
Matrix: Identify pricing opportunities by floor plan
Concessions: Monitor market incentives

Weekly Pricing Review

Monday morning: Check PriceWatch
Review properties with pricing changes (Trend tab)

Select property under audit
Click "Export" → "HUD Rent Survey Report"
Report includes: Comps, methodology, pricing analysis

New Property Onboarding

Add property via Settings → Communities
Wait for automatic survey (24 hours) OR run manual survey
Review comps in Comps tab
Manually add any known competitors
Set up weekly review schedule

Portfolio Analysis

Return to portfolio view (deselect community)
Review portfolio-wide stats (coming soon)
Export bulk reports for all properties
Identify underperforming properties
Drill into specific communities for details

Pricing & Billing

Volume-Based Pricing:

1 property: $39.95/month
2-9 properties: $29.95/month each
10-24 properties: $19.95/month each
25+ properties: Contact for volume discounts

What Counts as a Property:

Only community_source='user_managed' properties
Comps discovered by AI are FREE (not billed)
Trial limited to 1 property (add 2nd = auto-upgrade)

Billing Cycle:

Monthly or annual (15% discount)
Billed based on active property count
Add/remove properties anytime

Troubleshooting

Survey stuck "Processing":

Wait 15 minutes (timeout threshold)
If still stuck, contact support
System automatically retries failed jobs (max 3 attempts)

No pricing data for comp:

Comp may not publish pricing online
Try manual refresh: "Run Survey"
Some properties don't share data publicly

Wrong comps discovered:

AI may need more context
Manually deactivate bad comps
Manually add better comps
AI learns from your selections over time

Map not showing markers:

Properties need latitude/longitude coordinates
Auto-geocoding happens on creation (non-blocking)
Manually trigger: Settings → Communities → Edit → "Re-geocode"

"10 comp limit reached":

Each property tracks max 10 active comps
Deactivate one comp to add another
Deactivated comps remain in database (can reactivate later)

Best Practices

Let AI do the work: Start with automatic comp discovery
Weekly reviews: Check pricing every Monday
Monitor trends: Use Trend tab to spot market shifts
Act on opportunities: Matrix tab green cells = room to raise rents
Keep data fresh: Don't disable automated weekly surveys
Export for audits: Keep HUD reports on file
Collaborate: Assign managers to relevant properties
Use API: Integrate with your property management system
