Navigating Comparable Property Data

Overview

PriceWatch provides interactive analytics to help you understand how your properties compare to the market.

The Four Tabs

1. Comps Tab (Default View)

Map View (Left 2/3):

  • Subject property marked with special icon
  • Up to 10 comparable properties shown as markers
  • Click any marker to open detail drawer

List View (Right 1/3):

  • Scrollable list of all comps
  • Shows: Name, Address, Distance from subject
  • Click to open detail drawer

Comp Detail Drawer: Opens from bottom when you click a comp. Shows:

  • Community name and address
  • Distance from subject property
  • Mini map (subject + selected comp)
  • Website link (if available)
  • Floor plans with latest pricing
  • Concessions (placeholder - coming soon)
  • Price trend chart (placeholder - coming soon)
  • AI summary (placeholder - coming soon)

2. Trend Tab

Price Trends Over Time:

  • Multi-line chart (one line per floor plan)
  • X-axis: Date
  • Y-axis: Market rent (formatted as $X,XXX)
  • Interactive tooltips show exact prices

Time Range Selector:

  • 6 months
  • 1 year
  • 2 years
  • All time

Use Cases:

  • Spot seasonal pricing patterns
  • Identify when comp raised/lowered rents
  • Track your pricing vs market over time

3. Matrix Tab

Pricing Heatmap:

  • X-axis: Bedrooms (Studio, 1BR, 2BR, 3BR, 4BR)
  • Y-axis: Bathrooms (1, 1.5, 2, 2.5, 3+)
  • Color intensity: Price difference from comps
    • Green = Below market (opportunity to raise rents)
    • Red = Above market (risk of vacancy)
    • White/neutral = At market rate

Tooltip:

  • Hover over cell to see exact prices
  • Shows: Your rent, Average comp rent, Delta

Use Cases:

  • Identify which floor plans are priced competitively
  • Find pricing opportunities (below market)
  • Spot overpriced units (above market)

4. Concessions Tab

Available Concessions:

  • Bar chart showing concession types and frequency
  • Examples: "1 month free", "$500 move-in special", "Waived deposit"
  • Color-coded by value/impact

Use Cases:

  • See what concessions comps are offering
  • Decide if you need to match offers
  • Track concession trends over time

Understanding the Data

Pricing Data Sources:

  • Collected via Aryna Agents API (Agent 2)
  • Updated weekly (automated cron job every Sunday 2 AM UTC)
  • Historical data preserved for trend analysis

Data Freshness:

  • Check "Last Updated" timestamp on each tab
  • Manually trigger refresh: Click "Run Survey" button
  • Automated weekly refresh for all active properties

Missing Data: If you see "No data available":

  1. Comp may not have pricing published online
  2. Data collection still in progress (check survey status)
  3. Try manual refresh: "Run Survey" button

Portfolio View (No Community Selected)

When no community is selected, you see:

  • Portfolio-wide statistics (placeholder - coming soon)
  • Performance trends across all communities
  • Community health matrix
  • Quick actions: "Run Portfolio Survey", "Export Reports"

To return to portfolio view: Click the selected community again to deselect

Tips for Analysis

Comparing Pricing:

  1. Start with Trend tab → See pricing movement over time
  2. Switch to Matrix tab → Identify which floor plans need adjustment
  3. Check Concessions tab → Understand what market is offering
  4. Review Comps tab → Verify comp quality and distance

Identifying Pricing Opportunities:

  • Green cells in Matrix = Room to raise rents
  • Flat trend lines = Stagnant market
  • High concessions = Competitive pressure

Monitoring Market Health:

  • Upward trends = Strong demand
  • Downward trends = Softening market
  • Concession increases = Occupancy pressure

Exporting Data

Export Options:

  • HUD-compliant rent survey report (PDF)
  • Pricing data (CSV)
  • Comp list with details (CSV)

To Export:

  1. Select community
  2. Click "Export" button (top right)
  3. Choose format and data range
  4. Download file
